To the Lake Jackson Community:

A number of people have expressed concerns about El Chico closing at the shopping center, believing this to be a direct result of a new tenant that will soon be opening at Brazos Mall. In this letter, we would like to address those concerns as well as share some of the positive changes taking place at the shopping center.

With regard to El Chico, it is important to note that there are many factors that come into play in a decision of this nature. While we are always sorry to see a well-loved tenant like El Chico go, it is important to note that it is always our goal to retain each of our tenants whenever possible, and that changes of this nature are rarely based solely on a single determining factor. Although we cannot discuss the specifics of any tenant’s lease, we do want our shoppers to know that Brazos Mall worked diligently with El Chico and with other tenants to help them survive the significant economic pressures that all retailers felt during the pandemic. And while we helped El Chico and others to come through that difficult period of time, it is also important that we look toward the future of the center, which includes many positive changes that will make Brazos Mall a better, stronger retail partner for the community.

As part of those changes, we are proud to announce that, in early 2023, Brazos Mall will be adding Texas-based Cavender’s Boot City, a trusted source for Western and work boots, apparel and accessories for over 55 years. To learn more about this important retail addition, you can read our press release here. Cavender’s, now in 15 states, is a strong addition to the center’s retail lineup, and news we are happy to share with you, our valued shoppers.

It is true that the addition of the new Cavender’s store will impact several spaces in the shopping center, including those occupied by El Chico, Spencer’s, MDS, Children’s Heaven, Lady Moon Cottage, Lotus Foot Spa, RAAH and Ice Valley. Although this may hasten the departure of some impacted tenants like El Chico, it is not the sole reason for their departure. There are many factors that determine why a retailer or restaurant leaves a shopping center, and a potential relocation is not typically the determining factor. It is also important to note that, in each case where it is feasible to do so, we are diligently working with those impacted to relocate them to new spaces in the center that will provide them with continued longevity as well as a fresh new space from which to operate.

We understand and appreciate the close-knit community that Lake Jackson is today, and we empathize with the concern the community has shown for the long-term employees of El Chico and others who may face the potential loss of their jobs. As a result, Brazos Mall and its owner, Centennial, have reached out to Cavender’s to discuss possible employment opportunities for affected employees. Cavender’s will be hiring a number of people to staff its new Brazos Mall location and is very willing to interview and consider any employees of El Chico or other employees displaced as a result of the changes taking place at Brazos Mall.

At Brazos Mall, we have been an iconic part of the Brazoria County community for more than four decades. During that time, the center has grown and adapted to many changes that have made it a better, stronger retail partner to the community, and the changes taking place today are no different. Over the years, we have learned that the loss of any retailer or restaurant, no matter how well-loved, provides us with the opportunity to assess new offerings that may better match the changing wants and needs of our shoppers. While we are sorry to see El Chico and any other affected retailers leave the center, we are also excited about the opportunity for change and progress this brings.

We hope you will join us in embracing the very positive changes starting to take shape at Brazos Mall. As always, we welcome your comments and feedback; if you would like to share your thoughts, please send us an email to BrazosInfo@centennialrec.com and we will be sure the mall’s owner receives them.
